Calculation basis

Equal payment

Equal payment = principal × monthly rate × (1+monthly rate)^months ÷ ((1+monthly rate)^months−1)

Equal principal

Equal principal = principal ÷ months + remaining balance × monthly rate

Bullet payment

Bullet payment = principal × monthly rate; principal is added in the final month

Loan interest planning guide

The real burden changes with the rate, repayment method and term even for the same loan amount. These figures are estimates based on your inputs.

✦ Tips!

Equal payments are easier to budget; equal principal starts higher but can reduce total interest.
A longer term lowers the monthly payment but may increase total interest.
Use the lender’s agreement for the actual rate and prepayment conditions.

⚠ Cautions

  • Rates, limits and underwriting vary by lender and product, so no country-specific rate is invented.
  • Guarantee fees, stamp duties and prepayment charges are not included.
  • Variable-rate loans can change the payment and total interest when the rate resets.
STEPS

How to use

  1. Choose a country and enter the loan amount, annual rate and term.
  2. Select equal payment, equal principal or bullet repayment.
  3. Review total interest, the payment flow and the method comparison.
